Before you take the next step.
Do VA loans require a down payment?
Typically no, when remaining entitlement and the purchase support a full guaranty. Ask AREG to confirm entitlement, any funding fee or exemption, and cash needed for closing costs.
What about PMI and credit flexibility?
VA loans do not require private mortgage insurance. AREG notes flexible credit review, including conversations for scores as low as 580 where the overall file supports it. Approval is never automatic.
What is a Certificate of Eligibility?
It helps demonstrate entitlement to the VA home loan benefit. Bring COE details early so the team can map remaining entitlement to the property and loan amount.
Does eligibility guarantee a loan?
No. The lender must still review the application and property. Ask about occupancy, residual income, funding fee or exemption, and closing costs.
A question shouldn’t
slow down a closing.
