A new mortgage.
With a clear purpose.

What should I know first?
A refinance replaces your existing mortgage with a new loan. A lower payment alone does not establish savings: compare closing costs, the remaining and new loan terms, total interest, and how long you expect to keep the property.
Have these details ready.
Starting information only. Your lender determines final documentation. Send sensitive documents only through the secure process your loan team provides.
- Current mortgage statement, approximate property value, and any other liens.
- Your reason for refinancing and how long you expect to keep the property.
- Income, assets, and insurance information through your loan team’s secure process.
- For investment property, rental information and existing prepayment terms.
Before you take the next step.
Does a lower monthly payment always save money?
No. Extending the repayment term can reduce the payment while increasing total interest. Compare the costs and remaining term of both loans.
How can I estimate refinance break-even?
For a simple estimate, divide out-of-pocket refinance costs by monthly savings using comparable payment components. This shortcut does not include every factor, including changes in term, financed costs, or the value of cash received.
Should I compare a HELOC with cash-out refinancing?
Yes, when accessing equity is the goal. Compare the cost of replacing your first mortgage with adding a separate equity loan or line, including rate changes and repayment requirements.
Can AREG review FHA or VA refinance options?
Ask the team to review the existing loan and your eligibility. Streamlined options still have program-specific requirements; approval and appraisal treatment are not automatic.
A question shouldn’t
slow down a closing.
