- Conventional, FHA, VA, USDA, jumbo, and alternative documentation options
- Pre-approval and letter target: 1 hour for complete eligible files during business hours
- Up to $600 appraisal credit at closing on purchase loans
What should I know first?
Start by estimating the full housing payment and cash needed at closing. AREG can review your income documentation, credit, property plans, and eligible programs. Pre-approval is a starting point, not a commitment to lend.
Have these details ready.

- Purchase goals, property state, expected price range, and available down payment.
- Income information appropriate to your employment or self-employment situation.
- Asset and identification documents through the secure process your loan team provides.
- Purchase contract, insurance information, and property details when available.
Before you take the next step.
Which purchase loan should I choose?
The right program depends on eligibility, occupancy, income documentation, property, credit, and cash available. Compare conventional, eligible government-backed loans, jumbo, and alternative-documentation options with your loan team.
What does the purchase appraisal credit cover?
AREG’s purchase offer provides a credit at closing up to $600 toward the appraisal charge. Ask how the credit appears in your estimate. Other closing costs, taxes, insurance, and prepaid items may remain.
Does a one-hour pre-approval mean final approval?
No. It is a service target for complete eligible files during business hours. Final approval depends on underwriting, property review, and satisfaction of conditions.
Can self-employed buyers apply?
Yes, ask about the documentation path for your situation. Traditional tax-return review and eligible bank-statement or other programs have different requirements.
