ESTIMATED RENTAL DSCR
—
Monthly rent ÷ monthly principal, interest, taxes, insurance, and HOA dues. This residential rental estimate uses a fully amortizing fixed-rate loan. It is not a net-operating-income calculation. Lender rent rules, required coverage, fees, and qualifying payments vary. A ratio of 1.00 means entered rent equals these costs; it does not mean approval or positive net cash flow.
Calculations stay in your browser. No contact information is needed to use this tool. Starting values are illustrative; replace them with your estimates. Results are not a loan approval or a rate quote.
THE SHORT ANSWER
What is a DSCR loan?
A DSCR loan is an investment-property mortgage that evaluates rental income against the property’s debt obligations. AREG offers multiple DSCR options for investor purchases and refinances, with loan-amount conversations up to $3M where eligible. Credit, equity, reserves, property eligibility, and lender rules still matter. It is not financing for a home you plan to occupy.

STRAIGHT ANSWERS
Before you take the next step.
How is DSCR calculated for a residential rental?
Many residential investor programs compare monthly qualifying rent with principal, interest, taxes, insurance, and association dues (PITIA). The exact income and expense treatment depends on the lender. Commercial-property calculations may instead use net operating income and debt service.
Do I need tax returns or W-2 income?
Some DSCR programs qualify using property rental income instead of personal employment income. That does not mean no documentation: the lender still reviews credit, assets, the property, and other eligibility requirements.
What loan amounts can AREG discuss?
AREG discusses DSCR purchase and refinance options up to $3M where the property, credit, reserves, and program allow. Ask for current requirements for your scenario. Our calculator does not establish eligibility.
Can I use a DSCR loan for a short-term rental?
Ask for a specific review. Short-term rental eligibility, rental-income methods, local restrictions, and lender rules vary. Do not assume a vacation-rental projection is accepted.
Can I refinance or take cash out?
Ask about rental-property refinance and cash-out options. Available equity, seasoning, reserves, pricing, and any prepayment charge need review.
Are there prepayment penalties?
Long-term investors can elect a 1-, 2-, or 3-year prepayment period in exchange for better pricing on some options. Ask for the duration, calculation, and alternatives in writing before choosing a loan.
