A rental scenario deserves more than a rate comparison. Review how rent is documented, which costs enter the coverage calculation, the cash required, property eligibility, prepayment terms, and the proposed loan structure.
How is DSCR calculated for a residential rental?
Many residential investor programs compare monthly qualifying rent with principal, interest, taxes, insurance, and association dues (PITIA). The exact income and expense treatment depends on the lender. Commercial-property calculations may instead use net operating income and debt service.
Do I need tax returns or W-2 income?
Some DSCR programs qualify using property rental income instead of personal employment income. That does not mean no documentation: the lender still reviews credit, assets, the property, and other eligibility requirements.
What loan amounts can AREG discuss?
AREG discusses DSCR purchase and refinance options up to $3M where the property, credit, reserves, and program allow. Ask for current requirements for your scenario. Our calculator does not establish eligibility.
