Most DSCR loan programs require a DSCR ratio of at least 1.00, meaning the property’s monthly rent covers its full monthly payment (principal, interest, taxes, insurance and HOA dues). A ratio of 1.20 to 1.25 or higher commonly earns better pricing and higher loan-to-value limits. Some programs accept a ratio below 1.00, sometimes as low as 0.75, but usually require a larger down payment, stronger credit and more reserves.
The question of what DSCR ratio you need to qualify usually comes from real estate investors who are self-employed, own several rentals already, or simply don’t want their personal income and tax returns to decide whether a rental deal works. A DSCR loan qualifies the property, not your paycheck, so the ratio is the single number that decides how much you can borrow and at what terms.
In our experience reviewing investor files at AREG, most deals that stall do so because the investor estimated the ratio using only principal and interest, then discovered that taxes, insurance and HOA dues pushed the true DSCR ratio under 1.00. Getting the math right before you write an offer saves time and protects your earnest money.
Who this is for
- Self-employed investors whose tax returns show low taxable income after write-offs and depreciation.
- Investors with multiple financed properties who are approaching the limits of conventional financing.
- Buyers who want to close in an LLC rather than in their personal name.
- First-time investors buying a long-term or short-term rental who want to qualify on the property’s rent.
- Owners refinancing a rental to lower their payment or pull cash out for the next purchase.
DSCR loans are not for a home you plan to live in, even part-time; they are business-purpose loans for non-owner-occupied investment property only.
Side-by-side comparison
| DSCR 1.25 or higher | DSCR 1.00 to 1.24 | DSCR below 1.00 | |
|---|---|---|---|
| When you can use it | Rent comfortably exceeds the full payment | Rent covers the full payment, with little cushion | Rent doesn’t fully cover the payment; offered by some programs only |
| How much you can get | Often up to 75–80% LTV on a purchase | Similar LTV, sometimes slightly lower | Often 65–75% LTV, so a larger down payment |
| Effect on your rate | Typically the best available DSCR pricing | Moderate pricing adjustments | Largest pricing adjustments |
The formula
A DSCR loan qualifies on one core test: monthly qualifying rent ÷ PITIA. If rent is $3,000 and PITIA is $2,648, the DSCR ratio is 1.13. The lender then layers on credit score, down payment and reserves to decide the final terms.
